FAIRLAWN: The city will get its third hotel soon, an upscale extended- stay Marriott Residence Inn, located within walking distance of the Crystal Clinic and Akron General Wellness Center.
Groundbreaking is set for today at 4080 Embassy Parkway, near state Route 18 and Interstate 77.
Construction of the $11 million project is expected to be completed within a year.
The project has been in the works for several years with planning and financing. The owner of the property, Radius Hospitality, first started looking into the franchise when the old Residence Inn on the hill on Montrose West Avenue went up for sale.
Scott Yaeger, listed on the company’s website as a principal of Radius Hospitality, said he was excited that the project is finally going forward.
It took three years for Radius Hospitality to close the deal. At one point the group of investors had to reapply for a zoning permit after a one-year deadline expired because construction didn’t start. That delay was due to a financing issue.
Fairlawn Mayor Bill Roth blamed the derailed progress on the economy and loaning policies of banks to new construction.
“The issue has been the economy more than anything else,” Roth said. “Especially in the last three or four years with the bank issues, most banks have been shy about lending money. The city approved the plans. We think it’s a good plan and a good fit and we are glad that the bank has stepped up to the plate and granted the finance.”
Years ago, another group of investors tried to build a hotel at the same location, but eventually sold the property to Radius. The property was annexed from Bath Township in 1995 and zoned for a hotel.
Radius, headquartered in Canton, is made up of four partners. The company owns eight hotels in Ohio, Illinois and New Jersey.
Yaeger said the passage of time has not altered the original plans for the new hotel. The four-story building will have 107 rooms with a mix of 76 studio suites, 18 one-bedroom suites, six two-bedroom suites and seven ADA-accessible suites. Each room will have a full kitchen, a 37-inch flat-screen high definition TV, a desk, couch and luxury bedding.
The project will total about 76,000 square feet.
Other amenities include an inside pool, whirlpool, fitness center, outdoor sports courts, wireless Internet and complimentary breakfast.
“There’s been a need in that area for an extended stay hotel,” Roth said. “We are happy to add it to our business portfolio.” Fairlawn also has two other hotels, the Hilton Akron/Fairlawn at 3180 W. Market St. with the Doubletree by Hilton next door at 3150 W. Market St.
Yaeger’s website biography says his career of more than 30 years has included managing properties under brand names Hilton, Crowne Plaza, Radisson and others.
